Hilary Swank Re-Lists Pac Pal Pad

YOUR MAMAS NOTES: Last fall two-time Oscar winning actress Hilary Swank (Million Dollar Baby, Boys Don't Cry) put her ocean view house in Pacific Palisades, CA on the open market with an asking price of $9,450,000. Before long the house was put into escrow with an unknown buyer for an unknown price). Within a week the 6,722 square foot Mediterranean mini-mansion had fallen out of escrow and was back on the market with the same $9,450,000 price tag. The listing expired in mid-Mary (2013) and has just today returned to the open market with the by now very familiar asking price of $9,450,000.

Property records show Miz Swank picked up the 6 bedroom and 6.5 bathroom multi-story hillside house in March 2007 for $5,800,000.

Since Your Mama has (dissed and) discussed the property previously, it will suffice for today to point out just a few of the many features of the Marc Appleton-designed digs: A lovely veranda off the spacious step-down living room with sweeping views of the Pacific Ocean; a colossal center island kitchen with an adjoining dining room capable of seating 20 or more; a home theater with lobby-lounge and elevated seating; a cigar room/wine cellar with rivet accented padded leather walls; and a master bathroom with Jerusalem limestone counter tops. Exterior amenities include an open air poolside pavilion with dining area, built-in barbecue, and bathroom, an organic vegetable garden (probably maintained by someone other that Miz Swank, and a fire pit ringed by cushioned concrete benches. It probably goes without saying that the property is well and expensively equipped with state of the art security, home automation and audio-visual systems.

We have no inside intel as to Miz Swank's future real estate plans in the Los Angeles area but we've read in the celebrity gossip rags she spends a fair amount of time in Paris with her real estate broker/investor man-friend, Laurent Fleury, and our research indicates she continues to own a modestly sized if quite pricey 1,441 square foot corner condo in New York City's Far West Village that she acquired in December 2009 for $3,640,000.

My guess is the market is telling her the price is too high. Pretty place though.

I quite love the property. I'm glad you pointed out what that small, studded room was. I couldn't tell if this was some sort of seance room doubling up for wine tasting, perhaps at the same time. Drunken seances, now that would be a good Friday night. Love the bar by the pool. One would need a fresh young 20something to be serving at all times. Another cost to think about.

Now this is my idea of luxury living, tasteful, capacious and yet modest in many ways. Really, really lovely. Nicest house for a long time, Mama. I'd buy it in a nonce 'cept I would have to liquidate, liquidate, liquidate to do so.

The price does seem high.

I 'm also not feeling the decor, which is surprising as I like most of Appleton's work. Makes me wonder if the star hired the design firm to validate her tastes rather than getting out of the way and letting them create something special.

It's Marc Appleton. So it's supposed to be subtle and posh and elegant. But I just don't understand the outer shell of the house. The facade is hideous. I don't see the architectural logic, it just seems to be put together with no forethought.

Despite the cool sophistication of the decor & the spectacular view, this is definitely not my cup of tea.

I'm not fond of Mediterraneans on a whole (although this one is much less Mock than most, with some nice details), but it comes across as rather soulless & antiseptic -- as if it's never really been lived in.

Add the oddly shaped lot (a nice spot here & there, but what a climb down!), the incoherent rear facade, its proximity to the road and the mortuary slab of an island in the kitchen and you get a big pass from me.

6:16 Why should she "get out of the way" and let some soulless designer do her house for her? What is wonderful about the house is exactly what you don't like. That it has a personal touch, not commercial sleekness, that it is furnished not for show but for living comfortably. People like you are wonderful fodder for overpriced decorators who like to make you think you cannot do without them. You know: "here comes another sucker asking for our most expensive rip off."

2:17 -Chill. Not everyone wants or needs a designer to do up their home. A good designer will always work their client's personal tastes into the design. I wasn't suggesting otherwise. But if one is hired, I feel the designer has an obligation to speak up when some craziness is suggested. For example, "Hil- Are you sure you gotta have that fugly popcorn machine?" Or perhaps, "maybe shoving nearly all the furniture against the outer walls of the bedroom looks a little wonky?"

I have to say I am very surprised this didn't sell first go round. I love it very much. One of the children had mentioned something about the house next door going (I could be wrong) and that had a negative impact on this one.

Spot on; suddenly reminded me of a very funny scene from Designing Women, where Julia (in her syrupy Southern sweetness, overlying her sarcasm) patiently explains it to an eccentric client:

"We cannot decorate around the American flag."

"Why not?"

"Because no one puts a flagpole in the middle of the room."

"Why not?"

"Because it would look . . . odd."

This place is ugly. Nice plot of land, but the architecture and interior design leave much to be desired. At least it's on the plain side, so it will be easy to bring some style for the next owner. Too bad about all of that Spanish tile. That stuff hazzz to go.
