UPDATE: Le Palais

Several weeks ago Your Mama passed along some juicy Platinum Triangle real estate gossip about Lola Karimova-Tillaeva—the 30-something old daughter of Uzbekistan's dictatorial president, Islam Karimov—being the mysterious buyer of Le Palais, a massive mansion set behind high walls and higher hedges directly across the street from the perennially chic Beverly Hills Hotel. The existing residence was spec-built from the ground up by mega-mansion developer Mohamed Hadid who listed the ersatz palace on the open market last year with an asking price of $58 million.

Our snitchy source Peter Propertypurveyor told Your Mama that the rumored purchase price then circulating around the upper echelons of the Bev Hills real estate world was about $47 million. Well, children, the actual, recorded purchase price for the ostentatiously palatial 48,000 (or so) square foot behemoth was nowhere near the $58 million dollar asking price or the rumored $47 (or so) million purchase price. Of course, it's entirely possible there were other monies or assets exchanged between buyer and seller that increased to overall purchase price but the amount on which the new owner will be taxed is the recorded price of—drum roll, please—$32,750,000.

There the curious have it. Moving along now...

At that price, do you think the builder made a profit? A wild guess: Land cost about $8 million, demo, grading, construction and permits about $18 million, carrying costs $???

Not a big score but a handy pocket of change.

Isn't he notorious for cutting corners on his builds? I remember reading somewhere a long time ago that Le Belvedere had major quality concerns.

Heather Dubrows new house, or at least a miniature model of it, looks very similar to Heidi Klums Brentwood house.
Does mama have any info on the Dubrows new lot? She said it is not in either of the Pelicans.

Beverly Hills is so overrated, there's no community feeling, neighbors don't get the know one another, it's horrible, and this is from someone who WAS an actually resident of Beverly Hills. Brentwood is a way better neighborhood to raise your family, heck even Calabasas is. Beverly Hills isn't what it's hyped up to be, The shopping and dining is great but not worth the tourist that floods the area, I mean where are the locals? It's definitely one of the most beautiful places in the world with Rodeo Dr, but it's not such a great place to live, especially with the premium prices for a home.

Wow, that is a major discrepancy in the price.

I am looking at moving to the Los Angeles area, and Calabasas seems to be the most appealing area so far. I agree with your assessment that Beverly Hills does not seem very family friendly.

She used some tweet website or whatever. I found it attached to an interview she recently gave.
She mentions it's on a cul de sac and when they pull up you can see another house across the street.

I swear it's in Crystal Cove, but it doesn't seem like it's the double lot on Deep Sea they looked at last season.

How much more expensive would this house have been to build had it been framed in steel instead of wood?

I believe that it is lot 44B on Coral Ridge. Smaller lots won't take a 17,000 sq ft house.

I'm sorry but 48,000 square feet on 1.09 acre in a very busy area spells disaster in my book.At least when 594 South Mapleton was built (Spelling Manor Petra's house now)56,500 square feet on almost 5 acres it was taken into account that entertaining was to be done so there is a view of a golf course as well as parking with a curved driveway-even with the birds eye shot it still looks very tight.Remember this is still the platinum triangle area not Kensington Palace Gardens area of London.

Speaking of which-did everyone see
William,Kate and baby-could you not just eat them up they were delicious.William "baby got a set of lungs,looks like Kate,has more hair than him".Kate-11 1/2 hours labor,8 lbs 6 oz big headed baby BOY-passes baby to him with the look "do not drop him and do not touch me still".
Queen Elizabeth-you have come a long way baby.Late sister Princess Margret could not marry the one she loved (Captain Townsend-divorced) and as head of Church of England (quite limited on marriage) so what does she do, run it through government,she happily signs it and it goes Kingdom (Canada,Austrailia,
etc.).Now with all this out of the way-she can finally go on holiday as planned.

Sorry for the digression-back to the La Palais-just does not do it for me and it is not all that and a bag of chips.

Ass backwards on a triangular lot at a 6-way intersection? No thanks.

I'm guessing if you had a large brood on a rainy day the kitchen might serve well -- looks like you could hose it down (much like an autopsy theater).

Beverly Hills has the best Police and Fire Depts for homeowners. If your alarm goes off, they respond (2) cars in 3-4 minutes. Brentwood, you are lucky if the LAPD comes at all. You are pretty much stuck with a $12 hr. security patrol guard to respond.
As for Calabasas, they have the Sheriff, which is probably the same response as what LAPD offers.

No one cares about the response time of LAPD or Fire Department. Beverly Hills is a place for tourist and foreign buyers, it's definitely not how it use to be, As a parent, I chose to move to Brentwood instead, more families, neighborhood is more active, it feels more like an community, I also like Calabasas, it's a great place for a family in Los Angeles, it's rare to know your neighbors these days, but in Hidden Hills it seems like everyone knows every. It's very beautiful and peaceful there. I'm actively searching for a home there.

You would be crazy to invest millions in a home and not in live in Beverly Hills. Beverly Hills is a planned city one of the first and best. I live in Brentwood no idea what community feel you are talking about, I grew up in Beverly Hills and looking for a home there just like a million other people who greatly covet the area and I don't mind the tourist they pay for all the cities great services and upgrades. Brentwood has many drawback. Next to a freeway, traffic and gridlock during rush house, yes LAPD sucks and you will at times have to call or deal with them, they don't care. Call the BHPD and they are at your door in 2 minuets, not to mention many cases they have recovered Jewelry for BH resident. You can't compare BH to any other places and many of the resident do know and interact with each other, my mom still lives there and walks daily with neighbors and knows many people on her block. No were in L.A. comes close as far as long term investment gains, location, convenience, city services.

You people make it seem like foreign investors are bad. That's what I want so in 10 years when I sell I get a huge gain and premium and main reason I bought in Beverly Hills over Brentwood and other area's. I welcome this lady to the area, I've seen close to $2 Million in price gains in 3 years. That would never happen in Brentwood. I welcome all the Chinese to buy up Beverly Hills at inflated prices any day of the week. Very few of them have even heard or care about Brentwood as an investment. Don't mind the tourist either, it's L.A. they are everywhere, Santa Monica, to Venice Beach, and even in Downtown.

It is kind of surprising to see Americans wanting a community feel and knowing their neighbours. That goes against everything one knows about America. The whole theory of urban planning based on downtown plus suburbs is wildly against all that. People who relocate there complain of asocial behaviour and people not knowing to be friends with others. An alienated nation.

My my to think Beverly Hills can upset people so much. It's just a place, and an unpleasantly crowded one to boot.
